Emergency situations involving repair of warranty items are rare. But when they occur, prompt response on your part is essential. If the following situations occur, please contact the trade personnel listed below.
Loss or Malfunction of Heating and Air Conditioning Services

Loss or Malfunction of Electrical Power
Should a failure occur in any part of your home, always check the breakers in the main panel box. If you need to contact your electrical service provider directly: SRP 602.236.888 or APS 602.371.7171. If you are having urgent electrical problems with the wiring of your home contact:

Plumbing Leak
(Please note: A plumbing emergency is typically a leak that requires total water shut off or total sewage backup. Minor drips at a faucet or sink are NOT emergency situations and a standard service request should be sent to Mandalay Homes.)

Roof Leak
While we agree with homeowners that a roof leak is indeed an emergency, the reality is that repairs cannot safely or effectively be performed while the roof is wet. Do your best to locate the exact location of the leak. Next, during normal business hours please call Mandalay Homes' at 602.864.3800 or email your concerns to dani@mandalayhomes.com. Take appropriate steps to mitigate damage, and we will follow up when conditions make repairs possible. Some helpful tips include:
- Where practical, place a container under dripping water.
- If a ceiling is involved, use a screwdriver to poke a small hole in the drywall to release the water
- Remove personal belongings to prevent damage to them. If damage occurs, contact your homeowner's insurance company to submit a claim.
Water Heater Failure
There is a service number posted on your hot water heater. Call the supplier directly for warranty services. We urge you to try the following troubleshooting tips prior to calling for service:
- Water heater breaker on your main electric panel is in the "on" position.
- Temperature setting is not on "vacation" or too low.
- Water supply valve is open.
- Perform a once-yearly drain of tank which helps to remove sediment.
Appliance Failure
All appliance warranties are in the name of you, the homebuyer, effective on the date of closing. The appliance manufacturers warrant their products directly to you according to the terms and conditions of these written warranties. Please reference your appliance documentation which was given to you at closing (often stored in kitchen drawers).
