Helping to Personalize & Construct Your New Home
Thank you for purchasing a home from Mandalay. During the time you spent completing your Purchase Agreement, we mentioned that you are a welcome part of our construction process. Although we have a strict policy for un-supervised site visits, we want your input in the homebuilding process to ensure you are getting all you expect from your new home.
That's why we have created a construction schedule that has what we call Milestone Celebrations. Milestone Celebrations are an opportunity for you and our Director of Customer Relations to walk through the home at pre-designated points in the construction process. It is during this time that you will be asked to verify that we are meeting your expectations and afford the opportunity to make select changes (as available) that you may like. Or, maybe just the opportunity to show friends and family your new home.
1. Design Your Home
We are proud to build a new relationship with you as you personalize your home. By now, you have chosen your lot and floorplan. When you sign your contract with our licensed real estate agent, you will select the major plan changes to your home. We have a wide variety of options that help to personalize your floorplan to create the home that is perfect for your family. Options vary by plan and community but we offer such things as Casitas, 4th Car Garage Bays, Additional Bedrooms, BASEMENTS, Media Cabinets, and Master Sitting Rooms. The sales agent will work diligently with you as you complete your floorplan. After your original contract is signed, Mandalay's Customer Relations Director will set up the Pre-Construction Meeting with you. At this meeting you will get an in-depth explanation of your new home, the construction process & your involvement, and all options available to you. At this time you must finalize your options and set your appointment at the design center.
2. Visit the Design Center
Your community has a specific designer center, Superfloors, located at 4545 E Broadway in Phoenix, where you will meet with a designer. He/She will help you coordinate the perfect combination of flooring, cabinets, appliances, and countertops to colorize your home. If you like, you are welcome to meet with our preferred pool builder, Pool Magicians, to design a pool for your backyard. We have teamed up with Pool Magicians to give you the most complete home we can. In using Pool Magicians, we allow the pool company to begin your pool during Mandalay's Construction process and include the price in your mortgage. (If you choose to use your own pool company, we regret they cannot begin any work on your pool until after closing.)
3. Confirm all Selections
Once you have met with our Design Center, Mandalay's Customer Relations Director will hold the Pre-Start Meeting with you to review all your paper work and selections to date. At this time you will sign your final addendums and your final sales price will be determined*. Every option and selection on your home will be confirmed with you and your start date will be estimated. After this meeting, we can apply for and purchase your building permit and the construction of your new home can begin.
(* change orders or acceptable custom changes during the course of construction, if agreed upon by all parties, could result in additional addendums and therefore price changes.)
4. Construction in Progress
Once your home begins construction, the Mandalay Team and our assembly of qualified subcontractors will work hard and diligently to construct your home using the best materials and quality processes. Once the foundation of your home is laid, the framers are hard at work to build the "skeleton" of your home. Next, a variety of subs "rough-in" your home with such things as electrical wiring, low voltage wiring, and plumbing. Once steps such as these are completed, we will do our first walk through with you, the Pre Drywall Walkthrough. This will be your first chance to see your home. This walkthrough is designed to allow you to visually inspect your selections that customize your home. .
5. Closing Process
As your home nears completion, we will arrange a second walkthrough with you called the Pre Closing Walkthrough. We will review and discuss any adjustments that need to be made to your home in the last couple weeks. A list, which we refer to as Punch Items, will be complied and agreed upon by you and Mandalay. This list will serve as an agreement between all parties of work to be completed or adjusted. It will take us approximately one week to complete these items and ready your home for move in.
6. Move In!
Your mortgage and title company will arrange document signing with you. At this meeting you will sign all necessary paperwork to fund your home. Once Mandalay receives confirmation from the title company that funding has transferred, we will meet you at your home to release keys. You are now ready to move in! At this point we will review the Punch List we created together to get a status update. However, our relationship with you does not end there. Approximately 2 - 4 weeks after you move in, we will visit with you again to ensure your home is functioning properly. Just before your 1 year anniversary of living in the home, we will again meet with you. At this point, your home has been subject to all 4 seasons (which allows elements such as stucco to cure) and your home to settle into the ground. These temperature fluctuations and ground settling often cause cracks and adjustments to your drywall and stucco. We will take this opportunity to address any issues in your home.
Our relationship with you will last for years and we look forward to assisting you during this time. Our staff and Mandalay and our organization of subcontractors will do what is within our power to build you the best home you can get. We are small in comparison to the larger builders in town, but we are throughout in our attention to design, quality, and detail. We will be there with you every step of the way!
